Beginning with an existing site, this mixed use project was designed to replace the 100,000 sf existing office building with a series of buildings that would include 600,000 sf of high-tech oriented office space, retail space and a condominium or hotel tower.  The parking structure is an additional 325,000 sf.  This design was created to allow the first phase of the project, a parking structure with office space above, to be converted into additional High-tech oriented office space, by removing alternate parking floors as parking requirements reduce in the future.  First floor retail space is provided with a shaded exterior walkway system that connects all of the buildings.  The fully glazed exterior office walls are covered on the East, South and West sides with a shading material that allows visual penetration to the exterior views.
